What We Do

In a nutshell, we find out the history of a manufactured home by searching through our database using the VINs, Title numbers or GEO numbers provided.  There are several steps involved in this process and we work closely with the DMV to complete them.  

Research
The very first step is research, which provides us the year the home was built, the manufacturer of the home, in whose name the home is registered, and if there is a lien on the home. ( Liens are typically held by lenders who hold a mortgage on the home.)  

Pull Title
If an actual paper title is not available, we submit an application to print a copy.  

Real Property
If not already completed, we declare the manufactured home as Real Property with the property appraiser.  By completing this step, the property appraiser will tax the home as home instead of a vehicle that requires yearly tag renewal.  

Transfer
We submit appropriate paperwork to the DMV along with the paper title to transfer ownership to the new owner.

Retire
Lastly, we record an affidavit to retire the manufactured home title.  This is often required by lenders.  The purpose of this step is to ensure that the manufactured home stays on the property and is never moved and the title goes away permanently.
